Finding New Revenue in the Space You Already Have

Some of the best opportunities for new revenue aren’t new at all. They’re sitting inside properties we already operate.

Over the years, I’ve learned to look beyond the primary use of a property and ask a simple question: what else here has value?

Sometimes it’s parking. Sometimes it’s underutilized warehouse or staging space. It could be a loading dock, excess office space or an area that doesn’t make sense for traditional storage but solves a real problem for a local business.

The key for me has been listening before deciding what the space should be. Local businesses will often tell you exactly what they need. A contractor may need somewhere to park vehicles. A delivery business may need staging space and access to a dock. Another business may simply need a few hundred square feet without committing to a traditional long-term commercial lease.

Not every idea works, and some opportunities create more operational headaches than they’re worth. But when the right customer, space and arrangement come together, an overlooked part of a property can become meaningful ancillary income with relatively little additional investment.

I’ve become much more intentional about walking properties with that mindset.
